Grafton Ventures Homes designs and builds new homes across Cambridgeshire and Norfolk. We're a small, independent developer, not a national volume housebuilder, and it shows in the finish: every home is managed by us from acquiring the land through to handing over the keys, so nothing is value-engineered out along the way. Specification is set by what we'd want in our own homes, not by the minimum a national warranty inspector will sign off.
Design comes first, not last. Every house type is drawn for how it'll actually be lived in, not to a template stretched across a site plan: proper room proportions, natural light through the main living space, and layouts that work for a family day to day, not just on a floor plan. Finishes are chosen, not defaulted to: premium branded kitchen appliances, stone worktops and oak joinery run through every home as standard, and the same eye for detail applies whether it's three homes in a village or a development the size of Cobthorne Place.

Cobthorne Place is Grafton Ventures Homes' flagship development in the Cambridgeshire Fens: an initial eight four-bedroom homes in Elm, three miles from Wisbech, built to a specification well above the local new-build standard. Every home has an open-plan kitchen fitted with Neff appliances, stone countertops, and a waterfall island, opening onto a private landscaped garden with open countryside views.
